Part-Time Practitioner Office or a Full Lease? How to Decide

October 23, 2026•2 min read

Sooner or later, most practitioners ask the same question: is it time to get my own office? A space of your own feels like a milestone. But a lease is a big commitment, and it's worth doing the sums before you sign.

Start with your client hours

Count the hours you actually see clients in person each week, not the hours you hope to. Many therapists, counselors and coaches do part of their work online, so the in-person hours are often fewer than they think. If you see clients in person for one or two days a week, a full-time office will sit empty for the rest.

Add up everything a lease costs

Rent is only the start. A lease usually means a deposit, a term of a year or more, utilities, internet, furniture, cleaning and insurance. And if your plans change, you're still paying. Write all of it down and divide by the hours you'll really use the room. That's your true cost per client hour.

Compare it with a part-time room

Here is how the numbers look at Holistic Life Studios, as an example:

  • By the hour: the Small Purple Room is $30 an hour and the Wellness Room $35, with 15% off 4 hours or more and 25% off a full 8-hour day.
  • Weekly half day: the same room at the same time every week, four hours, for $250 a month. That works out at roughly $14 an hour.
  • Weekly full day: eight hours every week for $400 a month, roughly $12 an hour.

There's no lease, and the rooms are already furnished, cleaned and staffed. You bring your clients and your work.

When a lease makes sense

If you see clients in person most days, want to leave your things set up, or need a room after hours or at weekends, your own office may be the right call. Our rooms are available Monday to Friday, 9 AM to 5 PM, so they suit daytime practices best.

When part time makes more sense

  • You're building your client list and don't want to bet on a year-long lease.
  • You split your week between online and in-person work.
  • You want a professional address without the overheads.
  • You'd like other practitioners around you instead of working alone.

That last one matters more than it sounds. At HLS you're under one roof with other wellness, business and legal providers, which makes referrals and a friendly face in the hallway part of the deal.

Try it before you commit

You can start by booking a room by the hour and move to a weekly slot when you're ready. Read about weekly practitioner rooms, or book a short call and we'll show you the rooms and check which slots are free.
